ou found a house you love, your offer was accepted, and now comes one of the most important parts of the home-buying process: the home inspection. A home can look beautiful during a showing, but an inspection can help you understand what’s happening beyond the fresh paint and pretty finishes. What Does a Home Inspector Look At? A general home inspection typically evaluates many of the home's visible and accessible systems and components, such as the roof, foundation, electrical, plumbing, heating systems, attic, crawlspace, windows, doors, and more. The goal isn't to find a perfect house—because those don't exist! It's to give you more information about the home you're considering buying. Oregon Coast Homes Can Be Different 🌊 Living near the ocean is amazing, but our coastal climate can be hard on homes. Moisture, wind, salt air, moss, drainage, siding, roofs, decks, crawlspaces, and wood deterioration are all things that may deserve extra attention when purchasing property on the Oregon Coast. Depending on the property, buyers may also want additional inspections or evaluations for things like septic systems, wells, sewer scopes, pests, chimneys or woodstoves. What Happens if the Inspector Finds Something? Don't panic! An inspection report can look overwhelming because inspectors document a lot of information. What happens next depends on your purchase agreement, the inspection findings, and your inspection contingency. You may decide to move forward as-is, request certain repairs or another negotiated solution, obtain additional professional evaluations, or exercise rights available under your contract. This is where having an experienced real estate agent helping you through the process really matters. My Advice to Buyers Use your inspection period wisely. Ask questions. Attend the inspection when possible. Read the report. Get additional professional opinions when something needs a closer look.
