Should You Wait for Mortgage Rates to Drop Before Buying a Home? Mortgage interest rates are one of the biggest topics on buyers’ minds right now—and understandably so. As of September 3, 2026, the average 30-year fixed mortgage rate was approximately 6.71%, according to Freddie Mac. But here’s something important to remember: that is only a national average. Your actual rate will depend on your credit score, down payment, loan type, lender, and other financial factors. Is Now a Bad Time to Buy? Not necessarily! When rates are higher, there may be fewer buyers competing for homes. That can give you more negotiating power and a better chance of asking for things like: A lower purchase price Seller-paid closing costs An interest-rate buydown Repairs or other concessions If rates come down later, you may have the option to refinance. But if you wait for the “perfect” interest rate, home prices could rise or more buyers could return to the market—creating additional competition. As the saying goes: You can refinance the rate, but you can’t renegotiate the price after you buy. Focus on the Monthly Payment Instead of focusing only on the advertised interest rate, talk with a trusted local lender about what your complete monthly payment would be. Remember to include: Principal and interest Property taxes Homeowners insurance Mortgage insurance, if required HOA dues, when applicable A good lender can also compare conventional, FHA, VA, USDA, and other available loan programs. The best option may not be the one with the lowest advertised rate—it is the one that fits your budget and long-term plans. What About Oregon Coast Homebuyers?
