Red Flags When Choosing a Maine Real Estate Agent—and How to Check Them

Treat a concern as something to verify. A polished profile alone does not answer the questions that matter.

Warning signs when choosing a Maine real estate agent include an unverifiable license, experience claims that cannot be explained, pressure to sign unread documents and important service promises left out of writing. A concern is a reason to ask for evidence, not proof of wrongdoing. Check the individual, agency and proposed services before committing.
Verify the person and the real estate company
Start with the Maine Real Estate Commission’s online services. Its public options include finding a licensee, verifying a license and searching licensee discipline. Match the full name and license number with the person you are considering, and confirm the agency details rather than relying only on a business card.
If a status or record is unclear, ask the Commission to explain what the public entry means. Save the date of your check. A public discipline search is not a complete account of every concern someone has ever raised, and a license does not establish that a particular service approach fits your needs.
Ask what an experience claim actually measures
A statement about hundreds of sales may refer to a team, an office or an individual. Ask which it is, what period it covers and what role the agent performed. Request examples relevant to your property type and intended transaction without asking for another client’s private information.
For a Maine condo, for example, ask how the agent organizes association-document requests and lender project questions. For a home with a private well, ask how specialist reviews are coordinated. An agent who acknowledges a specialist’s role gives you a more useful answer than one who promises to handle every technical issue personally.
Look for explanations behind guarantees and rankings
Ask what supports claims about a sale price, sale speed or being the best agent in an area. A proposed strategy can be explained through comparable properties, marketing tasks and assumptions. A slogan cannot establish a future result.
Request the terms of any advertised guarantee: eligibility, exclusions, fees, required price changes and who provides it. If the explanation stays vague, pause before relying on it. Compare the written terms with the claim that first caught your attention, and obtain legal advice for contractual questions.
Put the promised work and communication in writing
Ask who will attend showings, deliver updates, prepare marketing and cover absences. Agree on a practical communication plan, including how urgent offer or inspection questions will be handled. For sellers, ask for the proposed marketing tasks; buyers can ask how property and document questions will be tracked.
The Commission’s consumer FAQ emphasizes documenting specific service and early-termination promises. Request the actual agreement before signing. Review it calmly rather than treating a verbal reassurance as a substitute for a written term.
Notice pressure that prevents a considered decision
A property deadline may be real. Ask what the deadline is, where it came from and which decision it requires. Distinguish that from pressure to sign documents immediately without an explanation or to overlook unresolved questions. You should understand the commitment you are making.
Compare candidates on the same questions and keep their responses together. If the license, scope, compensation or a significant promise remains unclear, seek clarification before proceeding. For a problem arising after you have hired someone, review the agreement and contact the designated broker rather than assuming you can simply start over. Sources reviewed November 3, 2026.

FAQ
Does one negative online review prove an agent is unsuitable?
No. Look for specific, verifiable concerns and ask for an explanation. Compare the response with public records and the proposed written services.
How can I verify a Maine real estate license?
Use the Maine Real Estate Commission’s online services and match the individual and agency details. Ask the Commission about any status you cannot interpret.
Should I rely on a verbal promise to cancel the agreement later?
Request the actual termination terms in writing before signing. Have an attorney explain contractual rights or obligations that remain unclear.
