What Is the Average House Price in Maine—and What Does That Number Tell Buyers?

The latest statewide sales figure is a useful reference. It is not a price tag for the home you want to buy.

If you are looking for the “average house price in Maine,” first check which measure the source reports. The Maine Association of REALTORS® release dated October 13, 2026 reports a September 2026 median sale price of $415,000. A median is the midpoint of the reported sales, not their arithmetic average. It is a starting point for understanding the market, not an estimate of a particular property’s value.
Read the number with its date and scope
The September 2026 Maine housing report reports 1,526 statewide sales and a $415,000 median, up 2.6% from September 2025. Its existing single-family data should not be presented as a price measure covering every condo, multifamily building or parcel of land.
The reporting month and release month differ: the October release describes September sales. As reviewed November 3, 2026, it was the latest monthly release listed on the association’s statistics page. Check that page for later releases when you use the figures.
Understand median versus average
An arithmetic average, or mean, adds all prices and divides by the number of sales. A median identifies the middle of the ordered data. A few expensive sales can pull the average upward more than they move the median. Neither measure describes every home in the group.
Illustration only: five sales at $200,000, $250,000, $300,000, $350,000 and $900,000 have a $300,000 median and a $400,000 average. Both calculations are correct, but they answer different questions. These invented sales are not Maine market observations.
Keep asking prices and completed sales separate
A listing price is the amount a seller is asking; a closed sale records a completed transaction. A typical-value index is another type of measure with its own method. Do not compare those numbers as if they describe the same group of properties.
When a search result presents a different “average Maine home price,” look for the source, date, geography, property types and calculation. An apparent disagreement may come from different definitions rather than an error. Save that information with the number before using it in your budget.
Match the geography and time period
The same September release reports a July–September 2026 statewide median of $420,000, compared with the September-only $415,000. For that rolling quarter, Cumberland County’s median was $614,950 and York County’s was $566,500. Those county figures are for three months, not September alone.
A county includes different communities and properties. Narrowing the area can improve relevance, but very small samples can become less stable. Ask for comparisons that balance location and property similarity with enough sales to support a useful discussion. A change in the mix of homes sold can also change the median without measuring the appreciation of one unchanged house.
Use comparable properties for an offer decision
For a home you are considering, review recent closed sales with similar location, property type, size, condition and relevant rights or features. Then examine active competition and any changes in demand since those sales. Note differences that could affect the comparison rather than applying a statewide percentage mechanically.
Your financing budget is a separate check. Even a property priced below the state median may exceed your comfortable payment or require expensive work. Bring the address, comparable sales and expected ownership costs together before choosing an offer. No statewide price statistic determines what an individual seller will accept.
Turn market data into a useful search
Your next step is to choose the property type and area you would actually buy in, then request a dated comparison for that search. Keep the source and period attached to every figure so future updates are easy to make.
